• We only take guaranteed reservations. We have two booking plans, namely, 50% advance upon booking and 100% advance upon booking.
• Please make sure to receive a reservation confirmation email and check for any discrepancies when you make a reservation.
• All the room rates include a set breakfast for the guests staying.
• We allow room reservations on single and double occupancy. However, an extra bed can be added to the rooms upon request with an extra charge of INR 1599/- per extra bed/per room which will include breakfast for the 3rd guest.
• Special requests: We will try our level best to honor any special guest requests, given they are ethical and legal.
• Certain privileged booking rates or special offers are not eligible for cancellation, refund or any change. The Customer is therefore advised to check the room description and any such conditions carefully prior to making a booking. Resort shall not be liable to cancel or refund any monies or alter any bookings if booking is made under such privileged booking rates or special offers.
• Upon cancellation of booking, the refund of the booking amount will be initiated. The refund process may take 10-15 business days in case of bank transfers.
• Children up-to 5 Years of age can stay free (cribs not available). Additional charges may be applicable for children between 5 and 12 years. 13 years will be charged as per extra adult rate.
• This reservation once made, is not transferable.
• Resort check-in time is at 1400 hrs and check-out time is at 1100 hrs, any early check-in or late check-out requests will be subject to availability and will be charged @300/- per hour.
• In the interests of security and government policy, It is mandatory for all guests to present valid photo identification at the time of check-in for all the guests. The front desk will keep a copy of the guests’ govt. photo ID. Such documents can be either an Indian Aadhaar Card, Indian Driver’s License, Indian Voter ID card or Indian or International passport. PAN cards are not accepted. Resort reserves the right to refuse check-in in the absence of a valid identification document.
• Guests must be 18 years and older, if there are any minors, they should be accompanied by an adult/guardian.
• Room keys are issued to the registered guest(s). No room keys will be issued to youth under 18 at any time.
• Govt. photo I.D. is required if you have lost your key and require a duplicate which will also attract a fee of INR 1200/-.
• The Suraaj Farms & Resort’s rooms are all non-smoking rooms. If you wish to smoke, please feel free to use the open area at your disposal. Any type of smoking smell found in the rooms upon check-out, INR 2000/- fine will be charged. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others.
• Please return room keys to Front Desk at Check-out.
• Visitors: No visitors are allowed at the Suraaj Farms & Resorts.
• Reservations must be cancelled one hundred and twenty (120) hours (5 Days) before resort check-in time, i.e., 1400 hrs, on your arrival date, in order to avoid any sort of cancellation/retention fee/charges.
• Cancelations made after one hundred and twenty (120) hours and before seventy-two (72) hours from the check-in date and time will attract 50% retention of the advance booking amount.
• Cancelations made after seventy-two (72) hours from the check-in date and time will attract 100% retention of the advance booking amount.
• Reservations must be cancelled seventy-two (72) hours (3 days) before resort check-in time, i.e., 1400 hrs, on your arrival date, in order to avoid any sort of cancellation/retention fee/charges.
• Cancelations made after seventy-two (72) hours and before seventy-four (24) hours from the check-in date and time will attract 50% retention of the total advance booking amount or total length of stay.
• Cancelations made after twenty-four (24) hours from the check-in date and time will attract 100% retention of the total advance booking amount or total length of stay.
• Reservations must be cancelled seventy-two (72) hours (3 days) before resort check-in time, i.e., 1400 hrs, on your arrival date, in order to avoid any sort of cancellation/retention fee/charges.
• Cancelations made after seventy-two (72) hours and before seventy-four (24) hours from the check-in date and time will attract 50% retention of the total advance booking amount.
• Any cancelations made after twenty-four (24) hours from the check-in date and time will attract 100% retention of the total advance booking amount.
• Reservations must be cancelled fourty-eight (48) hours before resort check-in time, i.e., 1400 hrs, on your arrival date, in order to avoid any sort of cancellation/retention fee/charges.
• Any cancelations made after fourty-eight (48) hours from the check-in date and time will attract 50% retention of the total advance booking amount or total length of stay.
Note: All standard policies pertaining to resort/ hospitality industry are applicable, when specific reservation policy is not mentioned in the “Reservation Confirmation” document.
• Payment can be made using the debit card, credit card, Unified Payments Interface (UPI), deposit in the bank account or demand draft submitted at the front desk before the check-in date.
• The above modes of payments can be used to deposit the mandatory advance booking amount at the time of bookings in order to get a booking confirmation.
• An extension of stay at the Resort is liable to be offered at rate/offer applicable at the time the extension request is made. In case, the original offer at which the reservation was booked has expired at that time, the resort is not liable to offer a room at the original rates but at current rates on offer.
• No gatherings and parties of any nature are allowed in the room. The Resort reserves the right to evict any additional occupants in the room.
• Resort reserves the right to send guests away from the resort due to their conduct and behavior or for any other safety, security, medical reasons. This applies in particular, if Guests do not observe instructions given by resort employees, express themselves in a discriminating manner, harass or endanger other guests.
• Guests will not be permitted to compromise the health, safety and security aspects of the Resort at any point of time.
• Guests are not allowed to bring food and beverage from outside in the Resort or order food from outside the Resort.
• Neatness and hygiene should be adequately maintained by the Guest. The Guest should always adhere to the nature conservation, safety, security and hygiene guidelines/advice duly provided by the resort and should refrain from breaching the same. The Guest will be solely responsible for any such violation if identified.
• All the assets and valuables of the resort should be duly maintained adequately and should not be damaged or destroyed. The resort has the discretion to levy any charges in future if it is proven beyond doubt that such damage/destruction to the asset of the resort (both movable and immovable) have been done or caused by the Guest.
• If you have any allergies, sensitivities or intolerance to, but not limited to: a particular fabric, material, cleaning product or food, it is the guest’s responsibility to inform the resort management prior to the arrival.
• The Resort is not responsible for damage or disappearance of vehicles kept in the parking area.
• The management reserves the right to change these terms and conditions at any time without prior notice. In the event that any changes are made, the revised terms and conditions shall be posted on this website immediately. Please check the latest information posted herein to inform yourself of any changes.
• We do our best to ensure reservation arrangements are satisfactory, however, the Resort does not accept any liability for any loss financial or otherwise, travel delay, injury, damage, additional expenses or inconvenience caused directly or indirectly by any events which are beyond our control. These include, but not limited to, flight delays or cancellations, civil disturbance, defects in vehicles, strikes, theft, acts of terrorism, natural disaster, war, fire, floods, acts of God, acts of Government or of any other authorities, changes to Government regulations, accident to or failure of machinery or equipment, maintenance requirements or industrial action.
• Persons under the influence of alcohol/drugs are not allowed to use the Pool.
• Only guests staying with us are allowed to use the pool.
• For Hygiene reasons, all persons are requested to take a shower before using Swimming Pool facility.
• Depth of pool varies from 3 feet to 6.5 feet; diving is not allowed.
• Use the ladders while entering and exiting the pool.
• Proper swimming attire is required for the usage of pool. No street clothes are allowed in the pool. Clothing such as cut-offs, gym shorts and underwear is not permitted as swimwear.
• Any person having a skin disease, sore or inflamed eyes, cold, nasal or ear discharge, communicable disease or who is wearing any kind of bandage or Band-Aid to cover an open (unhealed) wound will not be permitted in the pool.
• Management reserves the right to deny use of the pool to any person, as its sole desecration.
• It is assumed that patrons know their physical limitations & swimming skills and will enter the pool on their own risk as we do not provide a life guard.
• Proper attire including shirt/T-shirt and pants/jeans/trousers must be worn at all times when around pool area.
• By proceeding with the reservation, you further agree and acknowledge that if the reservation is accepted by the Resort, your stay subsequently shall be subject to the Resort’s Standard Terms and Conditions in respect of their reservation / stay at the Resort.
• You further agree that the General Provisions/Terms and Conditions as provided on the website www.suraajfarms.com shall constitute the binding agreement between yourself and The Suraaj Farms & Resorts in relation to any and all commercial arrangement including reservation, stay, payment, usage of facilities, etc. of whatsoever nature.
• The Resort may, at its absolute discretion, cancel the reservation if the Resort is of the opinion that the reservation information provided is falsified or incomplete.
• Guest voluntarily agrees and permits the Resort representatives to profile the guest from the public domain to ascertain the details of the guest and render adequate hospitality services to them during their stay in the resort.
• The Resort shall be entitled to vary, amend and/or otherwise change these terms and conditions at any time without prior notice.
• You shall indemnify and hold the Resort harmless in respect of any liability, loss, damage, cost and expense of any nature arising out of, and/or in connection with the acceptance of the reservation and your stay in the Resort.
• The Resort shall not be liable for any losses, damages, costs or expenses incurred by you as a result of any cancellation of the reservation by the Resort.
• The Resort does not accept any liability for any failure by the Resort to comply with these conditions where such failure is due to circumstances beyond its reasonable control.
• If the Resort waives any rights available to it under these conditions on one occasion, this does not mean that those rights will automatically be waived on any other occasion.
• Please notify the front desk (Reception) immediately in an event of a fire or other emergency.
• The management will report all suspected illegal activity to the appropriate authorities and reserves the right to refuse service to anyone suspected of involvement in such activity. The Resorts reserves the right to enter any area of the Resorts, including guestrooms, should there be a reason for suspicion of illegal activity or if we suspect our property, staff, or guests are at risk.
• We believe in maintaining the privacy of all the information of the guest we have with us and shall be used for our purposes only. However, all the requisite and relevant information of guest of any other nationality/foreigner regarding his/her stay in Resorts, as is required to be shared under the law, applicable time to time, shall be shared with local police/administration, as per rules.
The Suraaj Farms & Resorts is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that violates Law (in any form). The Suraaj Farms & Resorts has a zero-tolerance policy in which we will refuse to admit or refuse service or accommodation in our Resorts or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by the government or the owners for the operation and management of the Resorts. The Suraaj Farms & Resorts will refuse service or evict a guest: for refusal or failure to pay for accommodations, is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children at all times, seeks to use the Resorts for an unlawful purpose; seeks to bring into the Resorts: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to Resorts property or guests; causes or permits persons to exceed the maximum allowable occupancy of room, refuses to abide by the reasonable standards or policies established by The Suraaj Farms & Resorts for the operation and management of our Resorts.
